The report concluded that Porto and Aveiro lead the rank with greater increases in house prices, while Guarda and Vila Real are still the most affordable areas in the country, when it comes to house prices, according to Imovirtual.

Selling prices

In the Portuguese territory, the average price of a house reached €414.000, an annual increase of 18% and a monthly increase of 4%. In the North, the average price was set at €238.500, an annual increase of 9,66%.

Within the region, Imovirtual highlights the cases of Aveiro and Braga, which reached an average price of €340.000. with annual increases above 15%, and monthly increases of 1% in both cities. Porto is still the district with the highest housing prices in the North region, with an average house price of €395.000, representing an annual increase of 14% and a monthly increase of 1%.

Viana do Castelo is also seeing its housing prices increase, registering a monthly increase of 2%, and an annual increase of 12,55%, where, on average, a house can be bought for €287.000. Viseu has registered a monthly drop of 3%, besides the 6% annual growth. Now, a house in Viseu may cost, on average, €190.000.

Guarda has also registered a monthly decrease (2%), nevertheless registering an annual increase of 20%. Bragança is also registering a decrease in house prices, with an average housing price of €110.000, being the most affordable district in the North. Vila Real registered a slight monthly decrease, and a house may cost, on average, €174.000.

Renting prices

In terms of rent, the national average remained at €1,300, with an annual increase of 4%. In the North region, the average was €731, with an annual increase of 1% (compared to €725 in May 2024) and a monthly stabilisation of 1%.

Just like the selling prices, in Porto the renting prices are the highest in the region, maintaining March values (€1.200), after registering a decline in April.

Guarda once again recorded the highest annual increase in the region, more than 47%, with monthly growth of 2%, now standing at €560. Vila Real remained at €600, with a significant annual increase of 50%. Bragança recovered slightly, rising from €500 to €525, although it continues to show a year-on-year decline of -5%. Braga fell for the second consecutive month, settling at €875, with a negative annual variation of -3%.

Viseu recorded a slight monthly increase of 2%, reaching €662.50, while Viana do Castelo (€800) and Aveiro (€900) remained at the previous month's values.
