According to the idealista price index, house rental prices in Portugal increased 3.3% in August compared to the same month the previous year, leaving the median cost at 16.8 euros per square meter (euros/m2).

Analysing the 13 district capitals (or autonomous regions) with representative samples, it can be seen that housing rents have increased in all these major cities over the past year. The largest increases were recorded in Viana do Castelo (16.1%), Viseu (13.6%), Leiria (12%), Santarém (10.3%), and Coimbra (10%).

With housing rent growth below 10% are cities such as Castelo Branco (8.6%), Setúbal (7.3%), Braga (6%), Funchal (5.8%), Aveiro (3.9%), Lisbon (2.1%), Porto (1.6%), and Évora (1.5%).

Lisbon continues to be the city with the most expensive rental prices: 22.2 euros/m2. Porto (17.7 euros/m2) and Funchal (15.1 euros/m2) rank second and third, respectively. Next come Setúbal (€12.9/m2), Coimbra (€12.4/m2), Aveiro (€11.9/m2), Évora (€11.7/m2), Braga (€9.8/m2), and Viana do Castelo (€9.5/m2).

The most affordable cities to rent a house are Castelo Branco (€7/m2), Viseu (€8/m2), Leiria (€9.2/m2), and Santarém (€9.2/m2).
