According to Público, in 2017, the Foreigners and Borders Service (SEF) registered 2,888 US citizens living in Portugal. In 2024, according to data from the US embassy based on records from the Agency for Integration, Migration and Asylum (AIMA) – yet to be consolidated –20,959 Americans were registered. Last year alone, 4,800 new residents were regularised.
This is an increase of almost 50% compared to 2023, when only 14,126 Americans were regularised, that is, 1.35% of the total number of resident foreigners, writes the publication, highlighting that in 2023, North Americans were at the top of visas granted under the so-called golden visas, with 567 concessions.
Data from the Ministry of Foreign Affairs (MRE) also confirms that, in 2023 and 2024, Americans were the foreign citizens who most requested visas for remote work, the so-called "digital nomad visa".
Portugal is a nice place to live. Where we are (Moita) there are damn few expats of any stripe.
I will even happier once my Portuguese does not hurt he ears of the locals.

Enough of immigrants. No matter where they're coming from. You are welcomed to visit, but please buy a return flight. Americans and other immigrants are pushing the house prices to the brink of collapse. Did you know that minimum salary in Portugal is only 870€? How can we pay 600 or 700 euros for a 1 bedroom flat? Americans come here and pay double or buy a house and they're happy. And the Portuguese are living under the bridge...

As an American living full-time in portugal, I love it here and cannot conceive of wanting to ever leave. I understand the frustration of Portuguese citizens about the price of housing, but this seems to me to be a direct result of people - Portuguese and foreigners -- buying property for AL and other investment, not the few of us who live here 100%. The government needs to clamp down in short-term rentals, not limit the number of people who want to come here to actually live. As a full-time digital nomad, I put far more money into the portugal economy than I take out. This seems like a win-win for everyone.

I will agree that real estate values are driven by demand. We bought our home and live here full time now. I do not believe that Immigrants buying homes are affecting rental. I think Portugal needs to look inward at the AL designated homes, which likely affect non-AL rental rates as well. Additionally, I have noticed more unoccupied potential living spaces, both in the cities and more rural locations. These could be utilized for affordable housing after some renovations to alleviate the housing crisis.
