The Royal Sá da Bandeira development, located on Rua Sá da Bandeira near São Bento Station, Bolhão Market and Avenida dos Aliados, is expected to be completed in December 2026.

Developed by Royal Ventures, the project will include eight apartments and one commercial unit. Three apartments have already been sold, with five units still available: one studio, two two-bedroom apartments and two three-bedroom apartments.

The properties range from 35.6 to 133.5 square metres, with prices between €285,000 and €1.2 million, Executive Digest reports.

A three-bedroom model apartment on the fifth floor is available for viewing. Measuring 133.5 square metres and priced at €1.2 million, the property can be delivered fully furnished with interiors made by Laskasas.

Buyers are required to pay a 20 percent deposit, with the remaining 80 percent due when the keys are delivered. Royal Ventures also has partnerships with Millennium BCP and Caixa Geral de Depósitos to support financing.

Preserving original features

The redevelopment is designed by Atelier IN•DETAILS, founded by architects Pedro André Ferreira Pinheiro and Ana Rita Cambra.

The project aims to preserve elements of the original 1960's building while "combining them with a contemporary design language in the interiors and common areas."

Features will include high ceilings, herringbone oak flooring, marble in communal areas and bathrooms, lacquered woodwork, LED lighting, air conditioning and heat pumps, and the kitchens will be fitted with Bosch appliances.

Greater Porto expansion

Royal Ventures, founded and owned by Israeli entrepreneurs Udi Yadin and Alon Amram, initially focused on rehabilitating and converting buildings in central Porto and has since expanded into residential developments across Greater Porto.

Its other projects include Royal Pescaria in Vila Nova de Gaia, consisting of 18 apartments and two commercial units, and Royal Santa Catarina in central Porto with three apartments.

The developer’s portfolio also includes Royal Cedofeita, with seven apartments and a commercial unit, and Royal Álvares Cabral, consisting of eight residential units.

Royal Ventures said it is preparing further developments in the region, continuing its strategy of combining new construction with the rehabilitation of existing buildings in areas of high residential demand.
