From the afternoon into the sunset, the Art & Wine Summer Opening Festival will feature art installations, live performances, DJs, food trucks, and drinks. Engel & Völkers is one of the sponsors of the event and will also host a private reception for selected clients and business partners two hours before the festival opens to the public.

“Quinta dos Vales was already our sponsor at the first anniversary of our shop opening,” says Wilfrid Hoos, license partner and managing director of Engel & Völkers Portimão.

This year also marks eight years since Wilfrid and his wife Milka moved from Germany to the Algarve to launch the business, coming from backgrounds in finance and psychology. With support from the company's headquarters in Hamburg, they laid the foundation for what has since become a growing local team.

“The success was then due to our team, which we are very proud of,” Wilfrid says. “Together we built up not only the brand awareness of the Engel & Völkers company but also our own reputation in the local market.”

Today, the team has grown to 13 people and is continuing to recruit new real estate agents. According to Wilfrid, the selection process focuses strongly on integrity, communication skills, sales potential and teamwork.

“The members of the team differ in terms of age, experience, profession and nationalities, and that coworking benefits the whole team,” he says. “Soft skills are most important as the real estate business is a people business.”

We spoke with Wilfrid Hoos about the anniversary milestone, the Algarve property market and what’s next for Engel & Völkers Portimão.

It’s been a while since we last spoke — how has the past year been for Engel & Völkers Portimão?


In the Portimão area, the 2025 real estate market – and with that our own development - showed a more moderate dynamic compared to other Algarve hotspots, stabilising the realised transaction volume. While our region continues to benefit from strong international demand, there remains a persistent structural imbalance: demand continues to outpace supply.

Although there were positive signs on the supply side, constraints like labour shortages and long construction timelines continue to put upward pressure on prices, particularly in urban and coastal areas. Nevertheless, the area remains relatively accessible within the Algarve, with average values around €3,045 per square meter in the premium segment.

How would you describe the current state of the real estate market in the Algarve right now?


Over the last decade, the Algarve’s luxury real estate market has experienced a strong and dynamic evolution, shaped by international demand, lifestyle trends, and shifting economic policies. A key driver has been the influx of high-net-worth individuals from Northern Europe, the UK, France, Germany, and, more recently, the U.S., Canada, and the Middle East.

Luxury property values have appreciated significantly over the last years, situating the Algarve among the 3 or 4 of the world’s fastest-rising markets. It continues to attract global interest with its unique blend of lifestyle appeal, competitive pricing (relative to other European luxury markets), and diversifying locations.


Have you noticed any major shifts in buyer profiles or demand compared to previous years?


The demand profile varies according to location, lifestyle preferences, nationality, and age. In prime locations, buyers look for prestige properties, golf resorts, gated security, ocean front villas, direct beach access and unobstructed sea views. Space is evolving as the new luxury: The COVID-19 pandemic further accelerated demand for larger homes with private gardens, pools, and home office space, as well as for properties in quieter, less touristic settings. Remote working trends allowed many buyers to spend more time in the Algarve, leading to an increased appetite for primary residences rather than purely holiday homes. This shift has pushed inland and western Algarve locations—such as Monchique, Aljezur, and even the Costa Vicentina—into the spotlight for buyers seeking space, privacy, and natural beauty.

Further lifestyle drivers are golf, beach (“walking distance to the beach” commands a premium), marinas and yachting attracting boat owners, wellness features (gyms, spas), proximity to international schools and healthcare, gastronomy, and culture. Whilst many motivation values are common amongst nationalities, like prime location, privacy, pool, and increasingly sustainability, some differences can be distinguished. American buyers look for turn-key / new build luxury villas with high-tech amenities, wellness features, and proximity to good education and healthcare facilities. Europeans are split between modern architecture with contemporary finishes or restored properties with authentic Algarvian character, but there is a trend towards renovated historic townhouses. In 2026, demand is increasingly focused on “ready-to-move-in” or turnkey properties, reflecting limited new construction supply and buyer preference for immediate usability.

How important is the Portimão and wider Algarve community to your business?


Portimão itself as the second largest city in the Algarve, together with its surroundings, works like a magnet attracting people from Portugal and internationally because it offers a wide variety of lifestyle options.
As local specialists and long-time residents, we have witnessed how areas such as Portimão, Ferragudo, Monchique, and Silves have quietly evolved into some of the region’s most desirable places to live. What makes them special is not only their beauty, but their character — where coastal charm, historic heritage, and unspoiled nature come together.

In recent years, we have seen a clear shift in buyer preferences. More and more clients are looking beyond the traditional hotspots, drawn by the space, privacy, and value these areas offer. This growing demand, combined with limited supply, has led to steady and sustainable market growth, while preserving the unique identity of each location. Beyond the market itself, this region offers distinctive lifestyles — defined by quality of life, natural surroundings, and a sense of balance — that increasingly shape our clients’ living aspirations.


Have partnerships or local collaborations played a role in your growth?


In the Algarve Engel & Völkers is also present in Lagos, Carvoeiro, Albufeira, Vilamoura, Quinta do Lago, Faro, Tavira and Vila Real de Santo António. Within this network, we work together with a referral system, as we do worldwide in 35 countries and over 1000 locations. Locally, we are open to partnerships with other real estate agencies and professionals in this industry.

What’s next for Engel & Völkers Portimão — any plans for expansion or new projects?


With the increase in licensing of new constructions in the order of 10%, we aim to strengthen our network with architects and builders to build up our listings of developments that are taking place, also in our area, as the demand for new apartments is growing, both for local residents and international clients.

For the promotion of land and urban plots, we entered a strategic cooperation with Segmento Urbano, a company which developed Landstaging, an approach that involves transforming land into structured real estate assets through technical analysis, the definition of development scenarios, and the provision of strategic and commercial support.


How do you see the Algarve property market evolving in the next few years?


For 2026 and beyond, the market is expected to transition from rapid expansion to a more mature phase, characterised by stable, fundamentals-driven growth supported by increasing international demand but constrained by limited supply. While the “Golden Triangle” (Quinta do Lago, Vale do Lobo, Vilamoura) remains the core luxury hub, demand is increasingly spreading to Lagos, Tavira, Ferragudo, and inland areas. Branded residences will continue to perform strongly, often commanding premiums of 20–25%.

Key structural lifestyle trends include the rise of eco-luxury developments, demand for turnkey properties, and growing interest in low-density, nature-oriented locations like Silves and Monchique.
Architectural preferences are evolving, with increasing demand for contemporary, energy-efficient homes. Sustainability remains a key factor, with solar energy, smarthome systems, and water-efficient landscaping becoming standard expectations.
