According to recent data from idealista, developments that are still under construction generate more enquiries on average than projects that have already been completed.
For many buyers, the appeal goes beyond simply securing a property. Today's homebuyers are also looking at lifestyle, design, energy efficiency, exclusivity and future investment potential. As a result, developers are increasingly selling homes long before construction is finished, and in some cases even before a project is officially launched to the public.
It's a sign of how the market is changing. Rather than waiting for a finished property, many buyers are happy to commit early, particularly when new homes in prime locations are hard to come by. The chance to buy at an earlier price point is another factor driving interest.
However, buying off-plan requires a leap of faith. Unlike purchasing a finished home, buyers are investing in something that exists only on paper. For that reason, the reputation of the developer, approved construction licences and the details of the purchase contract become especially important.
Industry experts point out that trust is now one of the most valuable assets in the residential property market. In many cases, buyers are not only purchasing a future home but also confidence in the people and vision behind the project.

Buyer beware. Developers are “throwing houses up overnight”. The quality must be questionable.
Some are ugly and certainly do not fit their area/bairro environments.
In the municipality of Caldas da Rainha there are two such developments. Who gives planning/approvals??
One of the ugly developments is a group of little houses with flat roofs built very close together. This is along the road to Foz d’Arelho.
The other is a 5 storey apartment building in the Da Ponte Bairro of Caldas. These apartments are almost complete. It is on a small lago where parking is a big challenge after 6PM. This building has NO PARKING! Who gave approval ?

Buyer beware. Even two well known UK celebrities have had their fingers severely burnt by buying off plan in Portugal. They could afford the best of lawyers and still lost over £5m between them, it's most likely the majority of the readers can't.
