The Parque da Cidade – Riverside Living Setúbal project has now passed the milestone of 100 apartments sold, while construction has also begun on its first residential buildings.

Located next to the Sado Estuary with views towards the Tróia Peninsula, the development represents an investment of more than €300 million. Once completed, it will include 676 apartments across 16 buildings, together with commercial space, services and public green areas.

At the heart of the project is the newly completed Parque Verde, which brings more than 500 trees and 10,000 shrubs to the city. Covering around 30,000 square metres, the park includes walking and cycling paths, leisure areas, spaces designed for relaxation and areas for outdoor exercise.

The park also forms part of Setúbal's wider Green Corridor and is expected to connect with the city's future urban park and Avenida Luísa Todi, creating a larger network of public green spaces.

Construction is now underway on the first three residential buildings – Riverside II, Riverside III and Riverside IV – which will provide a total of 158 apartments, ranging from one to four bedrooms. The buildings are expected to be completed during the first quarter of 2028.

Future residents will have access to shared facilities including coworking areas, a wine bar, children's spaces, gardens, lounges and wellness areas designed to encourage outdoor living and community interaction.

According to the developers, the project has surpassed 100 home sales within months of launching, which they see as a sign of continued demand for new housing in Setúbal.

The development is being promoted by Madre Property Development, in partnership with Scale Property Development and HomeLovers Investment.

The project reflects a wider trend seen across Portugal, where new residential developments are increasingly incorporating larger public green spaces rather than focusing solely on housing. As cities continue to grow, parks, walking routes and landscaped areas are becoming an important part of urban planning, helping improve quality of life while creating neighbourhoods designed for both residents and the wider community.
