Located around 50 metres from Praia Grande, within Southwest Alentejo and Vincentine Coast Natural Park, the Pestana Porto Covo Beach Residences will be built on an approximately eight-hectare site, comprising 236 tourist apartments.
As reported by idealista, Carvoeiro Construções, a company belonging to the Pestana Group, is due to carry out construction, with a team led by architect Gonçalo Salazar de Sousa.
This development is planned as a private gated complex, with apartments surrounded by gardens and leisure areas, as well as facilities including a reception and clubhouse, gym, restaurant, beach club, and private swimming pools.
The Pestana Hotel Group will also oversee the tourist operation and the full management of the condominium.
Natural surroundings
The design places particular emphasis on blending the buildings into their surroundings, as architects aim to reduce the visual impact of the construction while preserving the site’s natural characteristics.
These plans include earthy tones, natural materials such as wood and terracotta, and openings between buildings intended to maintain views towards the sea.
This development is being promoted by Pestana Properties – SIC Imobiliária Fechada, S.A., an investment vehicle managed by independent asset manager Lynx Asset Managers.
In July 2024, Pestana Group revealed plans for the Porto Covo Beach Residences, describing it as a development with 246 apartments, close to Lisbon, with expected improvements in road access in Sines.
The number of planned units has since been revised, with the project’s official website now stating 236 apartments.
These apartments are already being marketed, with listings describing a range of roughly 69 to 90 square metres, depending on the unit and configuration, while showing asking prices from around €665,000 for some, as others in the development are being advertised at higher prices.
Operations portfolio
This new resort will add to the group’s existing footprint in the region, joining the Pestana Porto Covo Village, which is already operating with 174 units.
Pestana has confirmed the size of the existing development, with the two projects together accounting for 410 tourist units in the village once the new scheme is completed.
In 2023, the Porto Covo Village formally got underway following an investment announced at around €50 million, representing a significant further expansion of the group’s presence along the Alentejo coast.
The Porto Covo Beach Residences are part of the wider expansion of the Pestana Residences portfolio, which combines tourism operations with residential developments in destinations including Tróia, Comporta and the Algarve.
