With this strategic step, the company intends to leverage its in-depth knowledge of over 30 years in the real estate sector to support developers and investors in identifying, acquiring, and developing land and buildings for rehabilitation, generating value for the market and contributing to a greater supply.

Led by Miguel Alvim, a professional with over a decade of experience in the sector, this business area emerges at a time when Portuguese real estate is undergoing a profound transformation.

According to the INE Census, households of one or two people are increasing (+18.6% between 2011 and 2021), and the housing stock is aging, underoccupied, and limited, with only 25,000 new apartments added to the housing stock in 2024.

"It is with great enthusiasm that I assume the leadership of this ambitious project. We will mobilize our in-house expertise and a highly specialized team to support strategic decisions, from product definition to the acquisition, sale, or development of land and buildings for rehabilitation. Our goal is to work alongside our clients to transform vision into value and be an active part of the solution to the current housing shortage," says Miguel Alvim, Head of Property Development at Porta da Frente Christie's.

Strategic fronts

In this sense, the new business area also aims to provide advisory services on three strategic fronts: support for the sale of land and buildings for rehabilitation, from document organization to commercial closing; Monitoring asset purchases, assessing the property's potential appreciation based on its geographic and commercial context; and defining asset development strategies, which includes clarifying the urban framework of projects and identifying the most suitable products for development, aiming to maximize profitability.
