The pressure on affordable housing in the two largest Portuguese cities is also beginning to ease, as revealed by idealista.

According to data from MVGM's Q1 2026 Iberia Property Market Report, cited by idealista, Lisbon now has an average sale price of €6,769 per square meter, representing a 2.3% increase despite a slight contraction in the first three months of 2026. As for rentals, the average rent was €23.2 per square meter per month, up 3.3% annually.

Further North

Regarding Porto, the market is accelerating, with an annual appreciation of more than 7.9%. Thus, the average selling price is €4,366 per square meter. There has also been annual growth in the rental market, with rents averaging €17.5 per square meter per month.
