Data from idealista collected in late July says that premium properties listed on the national market reach monthly rents of up to €30,000, driven by a shortage of supply, spacious layouts, and strong demand from high-net-worth international clients.
Topping the list of the most expensive rentals are three villas located in the municipality of Loulé—specifically in the Quinta do Lago and Vale do Lobo areas. These properties feature floor areas of around 700 square meters, five or more bedrooms, gardens, and swimming pools, and are listed at a fixed monthly rent of €30,000.
Next on the list are three properties in the municipality of Cascais, comprising two villas and an apartment, with monthly rents set at €25,000, driven by their proximity to the coast, Lisbon, and international schools.
An analysis of the ranking of the 20 most expensive properties reveals limited geographic dispersion, with only three municipalities standing out beyond the Loulé-Cascais axis.
Among the exceptions is a modern-style home in Oeiras listed at €22,000 per month, the same asking price as a fully renovated 18th-century historic property in Sintra. The list of the most exclusive residences also includes a property in Comporta (in the municipality of Alcácer do Sal) with a monthly cost of €18,000, establishing a minimum entry point of €15,000 per month for this top-tier segment.
