The portal idealista/data reports that the luxury residential market is led by the municipality of Grândola, where prices settled at €14,286 per square meter.

The list of the most expensive locations continues with Castro Marim, which recorded €12,626 per square meter, and Loulé, where the figure reached €10,804.

A combination of limited high-end property supply and strong demand from international buyers drives the appreciation of the luxury real estate market in these municipalities.

In Grândola, pricing is heavily influenced by real estate developments in areas such as Melides and Carvalhal, which benefit from Comporta’s renown. In the Algarve, Castro Marim posted 4% annual growth. In comparison, Loulé recorded a 19% surge year-on-year, underpinned by the appeal of luxury developments like Quinta do Lago and Vale do Lobo within the “Golden Triangle.”

Lisbon ranks fourth nationally, with a median price of €8,484 per square metre for premium housing, driven by 4% annual growth. Cascais takes fifth place, with an average price of €7,971 per square metre. Although they trail the top three municipalities in terms of unit price, the capital and Cascais still account for the largest share of the country’s luxury real estate stock, despite a decline in available supply over the past year.

The second half of the top 10 is dominated by other coastal municipalities: Oeiras (€5,155 per square metre), Sesimbra (€5,044), Porto (€4,977), Lourinhã (€4,040), and Ílhavo (€2,406). The data reinforce the trend of consolidating demand and rising prices in the luxury segment along the national coastline, particularly in the Alentejo Coast and Algarve regions.
