Rents in Portugal Start 2026 on the Decline

In January, house rents fell by 1.9% compared with the same month last year, even as demand remains strong. Experts suggest this may indicate that more rental homes have become available over the past year.

According to idealista, the median rent is now €16.10 per square metre, down from the record €17/m² hit in October 2025. Rents have been falling for three consecutive months, with a 5.3% decline over the past quarter, providing renters a welcome reprieve after a long period of rising prices.
