The National Statistics Institute (INE) informs that the year-on-year increase of 16.6% in the median value of bank valuations – carried out in connection with mortgage applications – was lower than that recorded in May (17.1%), whilst the month-on-month change stood at 0.9%.
The median value of bank valuations rose by 16.6 per cent year-on-year, with the sharpest increase occurring in the Azores (24.0 per cent); no decrease was observed.
To calculate the median value of bank valuations for June 2026, 33,595 valuations were taken into account (20,893 flats and 12,702 detached houses), 3.0 per cent more than in the same period last year, whilst compared with May, 1,957 fewer valuations were carried out (-5.5 per cent).
For flats, the median bank valuation stood at 2,613 euros per square metre (euros/m²), an increase of 18.3% compared with June 2025.
Highest values
The highest values were recorded in Greater Lisbon (3,411 euros/m²) and the Algarve (2,988 euros/m²), whilst the Alentejo and the Centre recorded the lowest values (1,711 euros/m² and 1,713 euros/m², respectively).
For this type of property, the Autonomous Region of the Azores recorded the most significant year-on-year growth (25.7 per cent), with no decreases observed.
Compared with the previous month, the valuation of flats rose by 1.3 per cent in June, with the Alentejo recording the largest increase (8.0 per cent), whilst no decreases were observed.
The median value of one-bedroom flats rose by 23 euros to 3,302 euros/m², whilst two- and three-bedroom flats increased by 53 and 24 euros, to 2,694 euros/m² and 2,253 euros/m², respectively.
Taken together, these property types accounted for 92.6% of the flat valuations carried out during the period analysed.
Detached houses
As for detached houses, the median valuation reached 1,600 euros/m², a year-on-year increase of 15.2 per cent, with Greater Lisbon (2,900 euros/m²) and the Algarve (2,795 euros/m²) recording the highest figures, whilst the Centre and the Alentejo recorded the lowest figures (€1,153/m² and €1,276/m², respectively).
The West and Tagus Valley region recorded the highest year-on-year growth (19.3%), with no decline recorded.
Compared with May, the valuation of detached houses rose by 1.2 per cent, with the West and Tagus Valley region recording the highest growth (2.6 per cent), whilst the Alentejo saw the only decline (-0.2 per cent).
The median value of two-bedroom homes rose by 22 euros to 1,601 euros/m², that of three-bedroom homes rose by 20 euros (1,551 euros/m²) and that of four-bedroom homes by 13 euros to 1,685 euros/m².
Taken together, these property types accounted for 88.1 per cent of the house valuations carried out during the period under review.
Analysed by NUTS III regions, Greater Lisbon, the Algarve and the Setúbal Peninsula recorded the highest valuation figures in June relative to the national median, at 50.3 per cent, 32.0 per cent and 23.9 per cent, respectively.
Conversely, Beira Baixa, Beiras and Serra da Estrela, and Alto Alentejo were the regions with the lowest values relative to the national median (-53.0%, -52.4% and -52.3%, respectively).
The median bank valuation of residential property calculated by INE takes into account dwellings with a gross private floor area of between 35 and 600 square metres and properties that have been valued as part of a loan application.
