According to a new analysis by Tradingpedia covering 127 European cities, the average monthly rent for a central Lisbon T1 apartment stands at €1,331, while the average net monthly salary is estimated at €1,343. The figures leave residents with little more than €10 remaining after paying rent.
Despite a slight year-on-year decline in rental prices in Lisbon, the report says housing affordability in the Portuguese capital remains under severe pressure due to stagnant wage growth.
The study also highlighted growing rental strain in other Portuguese cities. In Porto, the average rent for a one-bedroom city-centre apartment was estimated at €1,108 per month, representing around 85% of average local net salaries.
Braga was also listed among the more pressured rental markets analysed, with average rents of around €810 per month consuming roughly 73% of residents’ average disposable income.
Tradingpedia noted that rental prices in Porto have continued to rise, increasing by more than 9% compared to the previous year.
The findings add to ongoing concerns surrounding housing affordability in Portugal, where rising rents and limited housing supply continue to dominate political and public debate.
