Homes overlooking golf courses are becoming increasingly attractive in Portugal’s luxury property market, with buyers looking beyond the sport and toward the lifestyle that comes with living in a resort environment.
As reported by idealista, these regions are among those seeing the strongest interest in properties that combine golf with access to the coast, nature, and high-end amenities.
While golfers remain an important part of the market, golf-course properties are increasingly attracting families, international purchasers and investors seeking a permanent home, second residence or long-term asset.
A lifestyle
Today's premium golf developments offer considerably more than a view of the fairway, with large plots, low-density construction, landscaped surroundings, security, restaurants, spas, swimming pools and sports facilities increasingly part of the package.
For buyers accustomed to city living, the appeal is the opportunity to enjoy privacy and open space without sacrificing convenience.
The Algarve is particularly well positioned, with its established international golf reputation, mild climate, coastline and strong overseas property market.
At Monte Rei Golf & Country Club near Vila Nova de Cacela, a six-bedroom villa overlooking the Jack Nicklaus Signature course and the Atlantic reflects the demand for properties where the landscape becomes part of the home. The property sits on a plot exceeding 2,500 square metres and includes extensive terraces and a swimming pool.
At Amendoeira Golf Resort in Alcantarilha, a three-bedroom duplex penthouse offers a different take on resort living, combining golf views and a rooftop terrace with access to tennis, padel, sports and dining facilities.
Quinta do Lago represents the ultra-premium end of the market, as one contemporary property of around 1,500 square metres combines views of the golf course, Ria Formosa and the Atlantic with facilities including a spa, gym, cinema room and wine cellar.
Gaining ground
Cascais, and particularly Quinta da Marinha, continues to attract buyers who want a more private residential environment while remaining close to Lisbon and the Atlantic coast.
A five-suite villa at Quinta da Marinha Residences combines generous living areas and a swimming pool with its location within the golf landscape, illustrating the appeal of combining tranquillity with access to the capital.
The Oeste is also emerging as an alternative for buyers seeking more space and a stronger connection with nature, with properties offering views across golf courses and the Atlantic while remaining close to beaches and the Óbidos Lagoon.
According to Margarita Oltra, Regional Manager at Engel & Völkers, proximity to a golf course is no longer valued exclusively by golfers.
Portugal's climate, international golf courses, coastline and growing supply of premium homes are helping broaden the market, with buyers increasingly focused on quality of life as well as investment potential.
Short golf breaks
Lisbon is becoming increasingly popular for shorter golf holidays, particularly among British visitors.
Figures from Glencor Golf Holidays show that golf trips to Lisbon average around 4.5 nights, which allows visitors to combine several rounds with the city's restaurants, beaches and cultural attractions. Bookings average seven golfers, pointing to strong demand from groups of friends, clubs and associations.
September is reportedly the most popular month, while direct UK flights and the relatively short transfer times to surrounding golf courses make Lisbon well suited to long-weekend breaks.
Target audience
Golf destinations are also looking to attract people who may never pick up a club.
For example, the Portugal Invitational at The Els Club Vilamoura incorporated family entertainment and children's activities alongside the golf programme, and featured plans for the future Vilamoura Playhouse.
The strategy reflects a shift in the sector, where golf remains the foundation, but the surrounding lifestyle is becoming increasingly important.
Furthermore, a golf-course home is no longer simply about having a tee time on the doorstep.
For many buyers, it represents a combination of space, privacy, greenery, coastal living and access to premium services — turning the golf course into a lifestyle asset as much as a sporting facility.
