As reported by Jornal Económico, demand for high-end property continues to push prices up, particularly in some of the Algarve's most exclusive areas.
Quinta do Lago remains one of the most expensive locations, with prices reaching around €12,793 per square metre, while in Vale do Lobo they stand at approximately €9,171 per square metre.
Prices vary considerably depending on the location and type of property. In Lagos, Albufeira and Carvoeiro, luxury apartments and villas are being marketed for around €4,200 to €5,700 per square metre.
In the Central Algarve, outside the main resorts, prices are around €6,250 per square metre, although the most exclusive properties can reach €10,000 per square metre.
New apartments close to the beach are also coming onto the market at around €7,000 per square metre, while some villas are already exceeding €10,000 and even €12,000 per square metre.
Speaking to Jornal Económico, Marlos Gonçalves, CEO of Piquet Realty Portugal, said that five years ago it would have been "unthinkable" to talk about prices at these levels.
The company entered the Algarve market in September 2025 and has since built a portfolio valued at more than €262.5 million, with over 160 properties spread across more than 10 developments. These include properties in Lagos, Portimão, Vilamoura and inland areas of the Algarve.
Other recent property data also shows how expensive the upper end of the Algarve market has become.
Figures from idealista for luxury coastal properties priced above €1 million put Castro Marim at €12,626 per square metre during the second quarter of 2026, while Loulé reached €10,804 per square metre.
In Loulé, prices in this segment increased by around 19% compared with the same period last year.
The figures underline the large differences within the Algarve property market, with prices above €10,000 per square metre concentrated in the luxury segment and the region's most sought-after locations.
