idealista analysed buyer interest during the second quarter of 2026 to find the most sought-after municipality for purchasing a home in each of Portugal's mainland districts, as well as Madeira and São Miguel in the Azores.

Prices among these locations range from just €55,000 to more than €400,000.

Lisbon district tops the price list

In the Lisbon district, Sobral de Monte Agraço attracted the most buyer interest. Homes there had an average sale price of €404,362, making it the most expensive of the district hotspots included in the analysis.

In the Porto district, Santo Tirso came out on top for buyer demand, where the average price stood at €371,414.

Vila Nova de Famalicão was the most sought-after municipality in the Braga district, with an average price of €325,169, while on Madeira, Santana led buyer interest with homes averaging €312,445.

Other locations attracting strong demand included Moita in Setúbal, where the average stood at €273,894, and Marinha Grande in Leiria, at €270,565.

Algarve buyers look to Alcoutim

The Algarve result is particularly interesting.

Rather than one of the region's better-known coastal locations, Alcoutim was the municipality attracting the most buyer interest in the Faro district.

The average sale price there was €108,951, considerably below the figures seen in many of Portugal's other property hotspots.

The municipality, situated in the eastern Algarve beside the Guadiana River and the Spanish border, remains a very different property market from the region's more expensive coastal areas.

Homes for €55,000

Some of the most sought-after locations also remain relatively affordable.

Barrancos, in the Beja district, had the lowest average price in the analysis at just €55,000.

Miranda do Douro, in Bragança, followed at €82,312, while Penacova, in Coimbra, had an average price of €82,508.

Melgaço, in Viana do Castelo, stood at €86,006 and Alter do Chão, the most sought-after municipality in the Portalegre district, had an average price of €91,096.

This means that five of the locations leading buyer demand in their respective districts had average prices below €100,000.

Elsewhere, prices included €123,000 in Vila Viçosa, Évora; €121,354 in Almeida, Guarda; €127,081 in Sátão, Viseu; and €138,325 in Castelo Branco.

On São Miguel in the Azores, Nordeste was the municipality attracting the most interest, with an average price of €245,054.

Popular for buying and renting

Three places also stood out because they attracted strong interest from both buyers and renters.

Vila Viçosa was the most sought-after municipality in the Évora district for both markets, with an average sale price of €123,000 and monthly rent of €500.

The same happened in Marinha Grande, where the figures stood at €270,565 to buy and €700 a month to rent.

In Moita, the average purchase price was €273,894, while monthly rent reached €1,021.
