According to the Housing Price Statistics at the Local Level published by the INE, in the third quarter of last year, all municipalities with more than 100,000 inhabitants in Greater Lisbon, the Setúbal Peninsula and the Porto Metropolitan Area, with the exception of Santa Maria da Feira, recorded median housing prices higher than the national average (2,111 euros per square meter (€/m2)).

Of this group of 17 municipalities, only five showed year-on-year variation rates below the national average (16.1%): Matosinhos (15.6%), Porto (15.4%), Lisbon (15.3%), Maia (13.7%), and Vila Nova de Gaia (13.3%).

The municipalities of Lisbon (€5,000/m2), Cascais (€4,713/m2) and Oeiras (€4,361/m2) stood out for having the highest median housing prices, exceeding €4,000/m2.

Coimbra had a median price and a year-on-year variation rate higher than the national averages (€2,296/m2 and 32.4%), with Funchal also registering a median price above the national average (€3,346/m2), although the year-on-year variation rate was lower (15.0%). The municipalities of Vila Nova de Famalicão (€1,742/m2 and 25.8%), Braga (€2,090/m2 and 22.7%), Leiria (€1,819/m2 and 22.5%) and Guimarães (€1,652/m2 and 19.2%) also exceeded the national year-on-year variation rate.

Barcelos (€1,651/m2 and 11.1%) was the only municipality with more than 100,000 inhabitants that simultaneously recorded a median price and a year-on-year variation rate below the national benchmarks.

From July to September, housing prices accelerated in half of the 24 municipalities with more than 100,000 inhabitants, with Coimbra (+14.8 percentage points) and Setúbal (+11.4 percentage points) standing out.

Conversely, the municipalities of Vila Nova de Gaia (-9.2 percentage points) and Santa Maria da Feira (-8.6 percentage points) registered the largest decelerations.

The municipalities of Porto and Lisbon registered increases of 6.2 and 3.9 percentage points in the year-on-year variation rates from the second to the third quarter of 2025, respectively.

In the last 12 months ending in September 2025, the municipality of Lisbon recorded the highest number of family housing transactions in the country (8,784), followed by the municipalities of Sintra (6,478), Vila Nova de Gaia (5,798) and Porto (4,537), with more than 4,500 sales each.
