Data from the real estate portal idealista for the second quarter of 2026, several municipalities in the Alentejo, Trás-os-Montes, and Beiras regions have entered the ranking of the 50 municipalities with the highest relative demand pressure compared to available supply.
More affordable rental rates accompany this trend, as median rents of less than €1,000 per month can be found in 31 of the 50 municipalities on this list.
Despite the interior’s growing appeal, municipalities on the outskirts of major urban centres continue to hold the top spots in the ranking.
Amadora leads the national demand table, followed by Trofa, which stands out in the Porto district for its strong demand and median rent of €863/month, and Vila Franca de Xira in third place.
Neither Lisbon nor Porto appears on the list of the 50 most sought-after locations; the high rents charged in these two metropolitan capitals drive prospective tenants toward their respective outskirts.
In the Lisbon district, municipalities such as Sintra (with a median rent of €1,651/month, ranking 7th) and Odivelas (€1,397/month, 8th place) remain high on the list of sought-after locations, while alternatives like Alenquer (€983/month) and Azambuja (€938/month) stay below the €1,000 threshold.
The major trend of the quarter is the shift in demand toward regions with lower population density, where the country’s lowest rental prices are found.
Notable entries in the upper half of the ranking include the municipalities of Pinhel (Guarda, with a median rent of €650/month in 10th place), Moura (Beja, €600/month in 15th place), Campo Maior (Portalegre, €454/month in 20th place), and Mirandela (Bragança, €558/month in 21st place).
Miranda do Douro, also in the Bragança district, records the lowest figure in the entire national ranking at €425 per month (34th place), closely followed by Aguiar da Beira at €500 per month.
Conversely, in the Algarve, the high prices found in Faro (€1,519/month) and Silves (€1,313/month) place these municipalities at the bottom of the list, with Monchique being the only exception in the region to record rents below one thousand euros (€970/month).
The study’s methodology was based on the relative demand pressure indicator, which measures the volume of inquiries, proposals, and properties saved as favourites per listing, covering municipalities with a supply of 35 or more rental properties on the platform in the second quarter of 2026.
