Figures published by property portal idealista point to particularly brisk activity in Faro and Porto, where a significant share of premium homes found buyers within a month.
Faro recorded the highest proportion of luxury properties sold in less than a week, with 16 percent of its local stock leaving the market during that period, followed by Porto at 12 percent, ahead of Setúbal at 11 percent and Aveiro at 10 percent.
Across the country, nine percent of properties listed for more than €1 million were sold within seven days, while another 12 percent found buyers between one week and one month.
Regional timeframe
When the timeframe extends to a month, Porto and Faro stand out again, with around one in four luxury homes in each district sold within 30 days.
At municipal level, Porto recorded the highest share of premium properties sold within that period, at 26 percent, followed by Lisbon, with 17 percent of its high-end housing stock finding buyers in less than a month.
Nearly one fifth of luxury properties in the districts of Lisbon and Aveiro sold within 30 days, while Setúbal and Madeira each recorded around 15 percent.
These results suggest that demand for expensive homes remains active in several Portuguese markets, although the figures measure how quickly properties disappear from listings rather than providing a complete picture of transactions or the reasons behind them.
Property market
The findings come against a backdrop of sustained pressure on Portugal’s housing market, where affordability and access to homes have remained major concerns.
However, the luxury segment operates at a very different price level from the wider residential market.
Properties advertised above €1 million represent a specific market segment, and their selling times should not be taken as an indication of how quickly more affordable homes sell.

This is notoriously untrue and promotes de animalistic ways of the housing market in Portugal. It is very contraproductive.
